Free Market Analysis

As a courtesy to my existing and potential clients, I will happily prepare a  confidential opinion of value for your mobile home or RV park property. This is a “preliminary analysis” where I will look at the properties operating income and expenses, the quality of the property as well as the location in determining an estimate of the parks value in the current market.

If after the “preliminary analysis” you decide that you would consider selling your park, I would then conduct an on-site visit to get a first hand feel for the property and surrounding area (without any contact with tenants or park management). At this time a more thorough analysis of the property would also take place, including taking an area rent survey to determine if there is any unrealized income potential for the property.

To perform a free market analysis, I will need the following:

  • One full year operating expenses (prior year is usually easiest).
  • A current rent-roll for the property
  • A description of the property. For example, the quality of the property, is the park a 55+ facility, is the park on city water or well and information on the utilities paid by the property owner.
